Order standard, monthly supplies at the beginning of the month from HD Supply. Remember that ordering in bulk from HD Supply generally gets us a better per unit price. Home Depot should be used for emergencies unless specific supplies are cheaper there. These also should be ordered at the beginning of the month, unless it is something over $200, in which case management approval is required. This helps us stay within budget with no surprises at the end of the month. No supplies should be delivered to any address other than the property for which it is intended.
Only do full paint when required. This should be done in house whenever reasonable. Please go through the property supervisor to order any full paint from a contractor.

Management will walk vacant units and list items to be completed for make readies. Make readies should take a half day unless authorized by management that repairs justify a longer time frame.
Water leaks are a priority at any All Bills Paid property (or any property in which the owning entity pays the water bills).
