Maintenance

Hours

Monday – Friday: 8 hours per day, flex time permitted to accommodate emergencies. Aim for 80 hours per pay period.

Usual start time: 8:00am – 9:00am.

Lunch: 1hr

Usual end time: 5:00pm – 6:00pm

Expectations:

  • Arrive 5-10 minutes before your shift begins
  • Change into uniform (if appropriate) and prepare to start work (bathroom, coffee, etc.)
  • Clock in then begin work with a big smile and a positive attitude!

Daily routine

Mornings:

  • Pick up the grounds so that the property looks its best for prospects and visitors
  • Clean common areas, including emptying the trash cans on property and in laundry room(s)
  • Freshen up the laundry room(s)
  • Complete top priority work-orders
  • Meet with manager to determine relative priorities of remaining work-orders and make-readies for upcoming new move-ins
  • Make readies

Afternoons:

  • In general, you should dedicate afternoons to getting make-readies completed. Obviously emergency work-orders take a priority.
  • Most of the make-ready work is expected to be completed in-house.
  • Aim to get 1-2 units made ready each week. Communicate with the property manager to determine which units to make-ready and in which order so as to best support leasing efforts.
